SITE:
This 9-acre site in Southeast Washington represents 200 units of an existing 2200 unit post war garden apartment complex.
PROGRAM: (First Renovation)
Renovate the three and four story walk-up apartments and site. Provide three bedroom units while reducing the total number of living units from 200 to 144 for rent to low-income families. Enhance security.
(Second Renovation)
Replace roofs, windows, canopies, kitchen and bathroom upgrades, carpets, lighting, paint and new mechanical systems.
SOLUTION:
The design converts typical walk-up garden apartments with a central stairway into one, two and three bedroom flats with private entrances. Maintenance and security are enhanced by eliminating ambiguous spaces that do not clearly belong to a particular apartment and by providing access on the front and back of all buildings. Resident indoor quality of living improves as well with interior upgrades, and architectural features such as the new exterior stairs and canopies enliven the formerly austere façade.
